I recently joined Henry Gotosa on The Entrepreneurs Chat Podcast for a conversation about something that sits at the heart of almost every successful business: sales.
The episode, “Sell Anything to Anyone – My Team Used These Sales Secrets to Close 86 Property Transactions,” goes beyond simply selling property. We unpack the psychology, principles and disciplines that influence how people make decisions and how entrepreneurs can become more effective at communicating value.
As the founder and CEO of Dragon Pride Realty, I’ve had the opportunity to build and lead a growing team of property professionals operating in one of the most competitive industries in South Africa.
And one thing I’ve learned is this:
Great salespeople don’t simply sell products. They understand people.
Sales Is the Engine of Business
You can have a great product, an incredible service and an ambitious vision, but if you cannot communicate value and persuade people to take action, growth becomes incredibly difficult.
Sales is ultimately the bridge between value and opportunity.
During my conversation with Henry, we explored some of the principles my team and I have applied in the marketplace principles that contributed to us closing 86 property transactions.
These include understanding human behaviour, building rapport, identifying a client’s real motivations, handling objections and learning how to communicate value with confidence.
But techniques alone aren’t enough.

The Psychology Behind the Deal
Some of the most important parts of selling happen long before a client signs an agreement.
People want to feel understood.
They want confidence in the person advising them.
And they want to believe that the decision they’re making moves them closer to something they genuinely value.
That’s why effective selling requires more than a good pitch. It requires the ability to listen, ask better questions and understand the person sitting across the table.
The better you understand people, the better you become at sales.
From Salesperson to Entrepreneur
The conversation also goes deeper into entrepreneurship, influence, persuasion and what it takes to build a high-performance organisation.
For me, learning sales was never simply about closing deals.
It became a foundation for understanding business, leadership and human behaviour.
Every negotiation teaches you something.
Every objection teaches you something.
Every lost deal teaches you something.
And every successful transaction gives you another opportunity to refine the process.
The goal is not merely to become someone who can sell.
The goal is to become someone capable of creating value, communicating that value and building systems that allow other people to do the same.
That is how sales evolves from a skill into an organisation.
Building the Next Generation of Entrepreneurs
At Dragon Pride Realty, our ambition extends beyond property transactions.
We are developing professionals who understand sales, negotiation, leadership and entrepreneurship — because the future of the property industry will belong to people who can combine industry knowledge with strong commercial skills.
The 86 transactions are a milestone.
But more importantly, they represent what can happen when strategy, discipline, people and execution come together.
And we’re only getting started.
